Sentinel is proud to announce it has received development approval for its latest Australian Build to Rent project at 194 West Coast Highway in Scarborough, Western Australia.
Announced on behalf of Sentinel Fund Manager Australia, this will be our third Build to Rent development in Australia, following the success of our three-stage Element 27 project in Subiaco, Perth and another project currently underway in West Melbourne.
The approved 17,221 square metre mixed-use development in Scarborough will be developed, leased and managed by Sentinel. It features a single 21-storey Build to Rent tower atop a three-storey mixed-use podium and will comprise 175 apartments, four commercial tenancies, 230 bike parking bays, 215 car parking spaces and enhanced End of Trip facilities for commercial staff.
Located just 200m from the beach, the development will have spectacular sweeping views across the Indian Ocean and vibrant Scarborough.
The approved works also include a significant expansion and upgrade of the surrounding public space, creating important new amenity for Scarborough residents and visitors. We will create a new community park for the neighbourhood, a new public plaza with seating and shelter, a café and a bicycle repair station. This amenity was selected after consulting with the local community on what they would like to see more of in the area.
Like Element 27, Sustainability is at the centre of the newly approved development. 194 West Coast Highway is targeting a Green Building Council of Australia 5 Star Green Star rating and will have a range of sustainability features including rainwater harvesting for onsite irrigation, drought-resistant landscaping, WELS-rated fixtures and enhanced metering to manage water usage. A sleek double-glazed façade will also boost thermal performance and onsite solar energy generation.
Michael Streicker, President of Sentinel Real Estate said: “Our Build to Rent project at 194 West Coast Highway will enhance Scarborough’s beachside and its exceptional design will provide residents with an engaged and sustainable community. The local housing market in Perth is evolving and based on more than 50 years of global expertise, we know our Build to Rent model can deliver quality housing for more West Australians.”
“We’re also excited to be revitalising the public realm surrounding the site, creating new and exciting amenities for Scarborough. We thank DevelopmentWA for its ongoing support for the emerging Build to Rent sector.”
Construction of 194 West Coast Highway is scheduled to begin in late 2021.
