In Australia, Sentinel Real Estate Corporation has been investigating the apartment rental market and laying the foundations for the launch of our Build to Rent model for residential communities since 2011. Our offering has been developed specifically for the Build to Rent Australia landscape and is grounded in 55 years' experience in property management, successfully running multifamily housing communities in the United States.

A Proven Solution to a Fragmented Market
We completed Australia's first Build to Rent development in Subiaco, Perth in 2019 and saw 100% of Element 27's studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments leased within nine months. Phase 2 of Element 27 opened in April of 2022 and has since achieved similar success. With the two phases now fully operational, and two additional phases under development, the property has been rebranded as The Elements by Kinleaf. This new name reflects both the integration of the phases and the property itself within the Kinleaf portfolio.
Our newest addition to the Kinleaf portfolio is The Briscoe by Kinleaf, recently completed in West Melbourne. The Briscoe embodies the same values as The Elements and we are targeting the same environmental sustainability benchmarks as The Elements.
In addition to a premium lifestyle, with quality community amenities and thoughtfully designed apartments; all of the Kinleaf communities offer clarity of tenancy, with a range of leasing periods and simple renewals; transparency, with a bias-free application process; and convenience, with on-site management and maintenance staff.

Phase one achieved Carbon Neutral Certification, the first apartment development in Australia to do so, and Phase two has received a 5 Star Green Star Design & As Built v1.3 certified rating from the Green Building Council of Australia. We are targeting the same environmental sustainability benchmarks at The Briscoe.

Over the last ten years, the Australian Dream of home ownership has shifted and the proportion of renting households has steadily risen, with almost a third of all Australian households renting their residences. Stable Australian population growth, particularly in the urban areas of Perth and Melbourne, contributes to the struggle of housing affordability in Australia, with people questioning whether it is better to rent or buy.
