Sentinel is proud to share the recent completion of capital upgrades at ABQ Uptown Apartments, a 198-unit apartment community in Albuquerque, New Mexico.

By reimagining virtually all of the public and amenity spaces at the property, Sentinel has acted on its commitment to enhancing assets. We are also dedicated to exploring opportunities to improve our residents’ experience and social options through inviting and engaging shared amenities.

 

 

In addition to refurbishing the entrance lobby and reconfiguring, redecorating and modernizing the fitness and business centers, the resident lounge was reconceptualized to serve as a multifunctional and interactive space with a greater connection to the outdoor courtyard.

Possibly the crowning feature of the renovation is the custom, hand-painted mural that runs up the side of the clubhouse building, which overlooks the courtyard. Designed and created by two local artists, Nazario Sandoval and Mel CK, the three-story symbolic illustration celebrates the local landscape, flora and fauna, in all of its colorful glory.

As George Tietjen, Managing Director of Sentinel, commented, “we felt it important to incorporate as much of the southwestern and New Mexican theme in our renovation of the community’s common areas. The mural was a perfect addition to the outdoor courtyard area. We believe our current residents will enjoy sitting by the fireside, surrounded by the beauty of the southwestern desert, brought into ABQ Uptown by these talented local artists.”

Note that residents of ABQ Uptown live in sight of the Sandia mountains, which are rich with a broad range of grasses, flowers, trees and wildlife – including the iconic state bird, the greater road runner, which is depicted in the painting.

Sentinel has received planning approval for a 240-apartment rental community and mixed-use offering in Adelaide’s inner-north, which will be the first institutional Build to Rent development in South Australia.

The approved development, to be located on the prime corner of Third and Gibson streets in Renewal SA’s Bowden precinct, will be comprised of 12-stories and a mezzanine. Purpose-built for renters, it will offer studio, one-, two- and three- bedroom apartments with a range of layouts, in a premium and sustainable building.

The community will be an addition to Sentinel’s growing Kinleaf property management platform, which offers residents professional management, leasing and maintenance staff located on-site to assist throughout their rental experience. In keeping with our other Kinleaf developments, The Elements and The Briscoe, the Bowden property will be pet-friendly and have a curated range of resident amenities on offer including a swimming pool, fitness center, resident lounge, barbeque facilities and two open green terraces on the podium level.

On the ground floor of the development, there will be activated retail space including the on-site Kinleaf management and leasing office, a business centre, Small Office Home Office spaces and another commercial tenancy.

The Bowden precinct is the South Australian government’s first higher density urban infill revitalization project. Located just 2.5 kilometres from Adelaide’s CBD on 16 hectares of land, it sets new standards in urban renewal for the state and is re-emerging as a vibrant inner-city destination. It is estimated more than 3,000 new residents will call the precinct home over the coming years.

The precinct is designed to be a safe and walkable urban neighbourhood, with a focus on fostering a strong, diverse community and providing more sustainable and energy-efficient housing. The streets are designed for pedestrians and bikes, with green open spaces, parks, easy access to public transport and other essential and lifestyle amenities all in proximity.

As South Australia’s Minister for Housing and Urban Development Nick Champion observed, “The-build-to-rent asset class is a game changing for South Australia because it challenges the established tenant/landlord relationship giving power back to tenants – critical when rental vacancies at below 1 per cent.” He went on to note, “Bowden precinct is becoming an increasingly diverse and vibrant provider of housing options for South Australians looking for alternative and flexible housing options.”

In addition to offering a new housing resource, and in keeping with Sentinel’s industry-leading commitment to sustainability across its Build to Rent portfolio, the approved development will target carbon neutral certification, a minimum 5-Star Green Star rating from the Green Building Council of Australia and a minimum 7.5-star average NatHERS rating across the building on completion.

Features to support more sustainable living outcomes include EV charging stations, generous internal and external bike parking to encourage low carbon forms of transportation, the provision of energy-efficient appliance packages in all apartments, solar panels for common area energy supply, a recycled water supply for garden bed irrigation, provision of multiple recycling streams to reduce waste and a significant amount of green landscaping throughout the development.

Sentinel President, Michael Streicker, celebrated the opening of The Briscoe by Kinleaf, as he joined Acting Lord Mayor of Melbourne Nicholas Reece and Will Gibby, Fund Director, Global Real Estate at Federated Hermes, in an event introducing Sentinel’s addition to Melbourne’s developing Build to Rent market.

“The Briscoe has delivered a boost of high-quality rental supply to Melbourne’s housing market at a critical time.” Streicker said during the ceremony. “It is evident that housing needs and preferences are evolving across Australia and The Briscoe is a great example of how a well-designed Build to Rent product with an experienced operator can fulfill some of the growing demand for housing and offer greater housing choice.”

The Briscoe offers 172-apartment in a building purpose-built for renters, with premium and sustainable one-, two- and three-bedroom apartments for rent across its seven floors. It is professionally managed under Sentinel’s dedicated Australian property management platform, Kinleaf, with management, leasing and maintenance staff located on-site. The apartment community is pet-friendly and features a curated range of resident amenities including a resident lounge, fitness centre, rooftop lounge with views across the Melbourne skyline and business centre.

As Sentinel Australia’s newest operational Build to Rent apartment community in Australia, The Briscoe follows the success of its The Elements by Kinleaf development in Western Australia, which was the very first operational and stabilised institutional Build to Rent project in the country and has since fully leased across its two completed phases.

Drawing inspiration from its former use as an iron yard owned by one of Australia’s largest Victorian-era hardware firms, Briscoe & Company Limited, The Briscoe is notable for the sections of the of the building’s heritage façade and art deco signage that were restored throughout the construction process, with original brickwork from the façade also featured inside the completed building.

Sentinel Real Estate has earned a 5 Star rating for its performance in the 2023 Global Real Estate Sustainability Benchmark (GRESB) on behalf of Sentinel Real Estate Fund, LP (SREF), which is the highest rating offered by GRESB for distinguished Environmental, Social and Governance (ESG) leadership and performance.

Sentinel Real Estate Fund, LP Ranks First in its Peer Group for Participation in the 2023 GRESB Real Estate Benchmark Assessment. NOVA at Green Valley Apartments, an SREF property, features rooftop solar panels.

Each year, GRESB assesses and benchmarks the ESG performance of assets worldwide, and this year its ESG Assessments covered more than $8.8 trillion of assets under management. The GRESB 5 Star rating recognizes SREF for achieving a score among the highest 20% of 2,084 participants’ scores in the 2023 Real Estate Assessment worldwide.

"This important distinction reflects Sentinel's continued efforts to positively impact the environments in which we invest, and we are honored to be recognized as an ESG leader in our industry," said Nick Stein, Managing Director and Chair of Sentinel's ESG Committee. SREF achieved the highest overall GRESB score among its peers in the United States of America/Residential: Multi-Family: Low-Rise Multi-Family/Core category, receiving an overall score of 89 out of 100 points. SREF also ranked 3rd out of the 135 participants in the overall Americas Residential sector. Other notable scores in this year's assessment include 30 out of 30 points for management, outperforming the benchmark average by three points, and a performance score of 60 out of 70, surpassing the benchmark average by 12 points.

Sentinel has received planning approval for a 300-apartment Build to Rent community on the Gold Coast in Queensland, Australia.

Located on a 1.4-hectare site at Lots 5-8 Stadium Drive in Robina, the newly approved apartment community marks Sentinel's first project in Queensland. It is part of Sentinel's growing portfolio of more than 1,600 high-quality rental units currently in operation or under various stages of development across Australia’s major cities, which also includes two fully leased apartment communities in Subiaco (Perth), Western Australia.

In Robina, Sentinel has received planning approval for a nine-storey sustainable building which will deliver an additional 41,799 square metres of new rental accommodation and resident amenities to support the housing needs of the growing area. The project will be developed by Sentinel and managed under Sentinel's Australian property management brand, Kinleaf, on completion.

Designed by Cera Stribley with Urbis appointed for urban planning services, the apartment community extends across two elegant towers with a connecting podium featuring indoor and outdoor resident amenities. It will have one-, two- and three-bedroom apartments on offer and resident amenities will include a pool and sun deck, fitness centre, resident lounge, amphitheatre, outdoor barbeque areas and more than 370 car parks and 120 bike parking spaces across the ground level. The design prioritises resident comfort and showcases the scenic views towards Surfer's Paradise and the hinterland. It also incorporates natural elements in its architecture and landscaping to thoughtfully integrate the community with its surrounding environment.

Lots 5-8 Stadium Drive is designed to achieve high levels of environmental and social sustainability in operation. It will target carbon neutral certification, a 5-Star Green Star rating from the Green Building Council of Australia and a minimum 7 Star NatHERS rating on completion, in keeping with other developments Sentinel has completed to date in Australia. Sustainability features incorporated in the building design include a photovoltaic system to supply solar power for common area usage, EV charging stations, a rainwater harvesting system for irrigation, the use of high WELS rated fixtures and energy-saving appliances, significant subtropical planting integrated throughout the development, and small fruit and herb gardens on offer for residents.

The development site is situated in Robina's Stadium Village Precinct and is conveniently located only a short walk from key amenities and infrastructure including Robina Town Centre, Robina Train Station (with direct trains to Brisbane Airport), Cbus Super Stadium, Robina Hospital, and the wider Robina Health Precinct. It is also just minutes from the planned Robina City Parklands – the first stage of the Gold Coast City Council's proposed Greenheart Parklands – which is expected to deliver an extensive range of new amenities for the local community. Sentinel's President, Michael Streicker, recently spoke at the Australian Financial Review's 2023 Property Summit in Sydney, Australia.

Speaking alongside Michelle McNally from Aware Real Estate, Angela Buckley from Mirvac and Brendon Lamers from Clayton Utz on the Summit's Build to Rent panel, Mr. Streicker discussed topics including the promising future of Build to Rent in Australia's housing mix, the level of demand for the product domestically and abroad, and what's needed to unlock the full potential of the asset class in Australia.

"There's tremendous demand for the product," said Mr. Streicker.

"Delivering supply is obviously a challenge right now, but we really see that as something that will be resolved over time, and the sector itself we think will have strong development legs," he said.

The Australian Financial Review's Property Summit is an annual event which convenes the industry's most influential leaders, investors, commentators and disruptors over two days to discuss the emerging trends, opportunities and threats in the commercial and residential property markets.

Sentinel began reviewing Build to Rent opportunities in Australia in 2012, establishing its Australian affiliate Sentinel Fund Manager Australia. Since that time, it has successfully completed, opened and leased the first two phases of its Element 27 project in Subiaco (Perth), Western Australia. Sentinel's second Build to Rent project, The Briscoe, is located at 151 Hawke Street in West Melbourne and is due to open in late 2023. It has also acquired sites for development in Scarborough (Perth), Western Australia; Robina (Gold Coast) in Queensland and in Bowden (Adelaide), South Australia. Sentinel currently has more than 1,600 Build to Rent units under various stages of development and operation throughout Australia and recently launched its Australian property management brand, Kinleaf.
