Sentinel is active in Victoria's Build to Rent market with a 172-apartment development, The Briscoe by Kinleaf, approaching completion at 151 Hawke Street in West Melbourne. It also recently announced the acquisition of a 6,528 square metre site for development at 23-47 Villiers Street in North Melbourne. Located in the heart of the Melbourne Biomedical Precinct, Sentinel plans to deliver and manage approximately 350 high-quality and sustainable rental apartments across two buildings on the site.

Sentinel currently has more than 1,600 Build to Rent units under various stages of development and operation throughout Australia and recently launched its Australian property management brand, Kinleaf.

The Jackson Control Sustainability Awards recognize exceptional performance among IREM Certified Sustainable Properties (CSP®). This award program highlights the teams of people behind sustainable building performance and encourages knowledge-sharing to help others on their sustainable property journeys.

In order to obtain the IREM certification, a property must demonstrate it can achieve a minimum total of 62 points, with points awarded by meeting specific objectives in the following categories:

  • Management's demonstrated commitment to sustainability;
  • Energy and water benchmarking and reduction goals;
  • Commitment to health, wellness and safety of residents;
  • Recycling practices, including waste diversion targets; and
  • Sustainable purchasing practices.

We believe that the IREM CSP certifications benefits our funds in a number of ways. In addition to enhancing the vehicle’s GRESB score and providing a verifiable way to track sustainability progress within the portfolio, these certifications can facilitate further awareness around sustainability initiatives at the property level.

Sentinel's overall portfolio contains 28 properties that we have certified under the IREM CSP program, with more properties scheduled to obtain certification in 2023.

An overview of Sentinel’s future building site at Lots 5-8 Stadium Drive in Robina.

Sentinel has acquired a 1.4-hectare site for development on the Gold Coast in Queensland, Australia. Located at Lots 5-8 Stadium Drive in Robina, Sentinel plans to deliver and manage approximately 300 high-quality rental apartments on the site.

The new apartment community will target carbon neutral certification and a 5-Star Green Star rating from the Green Building Council of Australia, in keeping with other developments Sentinel has completed to date in Australia.

This is Sentinel's first development site purchased in Queensland and follows the successful completion and leasing of Element 27, its first Australian Build to Rent apartment communities in Subiaco (Perth), Western Australia. It also follows the progression of construction on its 172-apartment Build to Rent community The Briscoe in West Melbourne, Victoria, which is due to reach practical completion this year.

Keith Lucas, Managing Director of Sentinel in Australia said: "After bringing our premium and sustainable Build to Rent communities to Western Australia and Victoria, we're excited to expand our footprint to the Sunshine State.

"We're committed to delivering sustainable and high-quality living environments that provide renters with a refined rental experience and offer Queenslanders greater housing choices. This is especially important as rental vacancy rates in Queensland continue to tighten and areas like Robina expect to see a significant boom in population and jobs growth over the next decade," said Mr Lucas.

The site, situated in Robina's Stadium Village Precinct, is conveniently located only a short walk from key amenities and infrastructure including Robina Town Centre, Robina Train Station (with direct trains to Brisbane Airport), Cbus Super Stadium, Robina Hospital, and the wider Robina Health Precinct. It is also just minutes from the planned Robina City Parklands, the first stage of the Gold Coast City Council's proposed Greenheart Parklands, which is expected to deliver an extensive range of new amenities for the local community. Bond University’s expanding Health and Sport campus, a new TAFE campus, a number of golf courses and easy links to the M1 Pacific Motorway are also nearby.

Robina is just a 20-minute drive from some of the Gold Coast’s most iconic beaches and a 15-minute drive from the Gold Coast International Airport. It is also the confirmed location for the Gold Coast Olympic and Paralympic Village for the 2032 Brisbane Olympic Games and is ranked among the Gold Coast’s fastest-growing suburbs, with its population and workforce expected to more than double by 2050. According to the Australian Bureau of Statistics (ABS), South East Queensland is the third largest urban region in Australia and accounts for almost 90% of Queensland's total population growth.

Phase 2 of Sentinel's Element 27 Build to Rent apartment community in Subiaco (Perth), Western Australia, has successfully achieved a 5 Star Green Star Design & As Built v1.3 certified rating from the Green Building Council of Australia.

The 5 Star Green Star certified rating represents Australian Excellence, demonstrating that the project has achieved a high standard of design and efficiency in construction, and verifying the environmental and social outcomes Sentinel set out to achieve.

Founded by the Green Building Council of Australia in 2003, Green Star is an internationally recognised rating system developed for the Australian environment that sets the standard for healthy, resilient, positive buildings and places.

Keith Lucas, Managing Director of Sentinel in Australia, said "We're committed to delivering high quality and sustainable Built to Rent communities in Australia that prioritise environmental performance and provide our residents with an opportunity to live greener. Having these commitments recognised by the Green Building Council of Australia is key to showcasing our focus on bringing more sustainable housing choices to the market."

Key sustainability features at Element 27 include electric car charging stations, a 30kW photovoltaic system for common area energy usage, a rainwater and grey-water recycling system, specialty waste streams, access to a centralised geothermal system, energy-efficient appliances and a leading 8-star NatHERS rating.

In 2021, Phase 1 of Element 27 also achieved its status as the first Carbon Neutral Certified apartment building in Australia, following Sentinel’s close work with the Green Building Council of Australia (GBCA), Climate Active and Stantec's Sustainability team to pioneer a certification methodology for the Build to Rent model that acknowledges the sector’s unique potential for ongoing energy leadership in the residential sector.

Sentinel has recently acquired Nova at Green Valley Apartments, a recently completed 281-unit mid-rise apartment community in Fairfield, California. Sentinel purchased the property from the sponsor, The Spanos Corporation ("Spanos"), a leading developer of multifamily communities across the US. Nova at Green Valley represented the opportunity for Sentinel to acquire a well-located newly-built property in a desirable and highly supply-constrained submarket.

Nova at Green Valley Apartments is located within the 132-acre Green Valley Corporate Park, which Spanos was successful in rezoning to allow for multifamily in addition to the commercial uses it had previously been zoned for. The property is also proximate to the interchange of Interstates 80 and 680, giving residents direct access to employment and recreation throughout the Bay Area, including Vallejo, Downtown Napa, Concord, Walnut Creek, San Francisco and Sacramento. Additionally, Nova at Green Valley is served by the highly rated Fairfield-Suisun School District.

During the past 10 years, only two new apartment communities have been delivered to the submarket, and we expect this dearth of new development will support long-term demand at Nova as the submarket continues to grow."

Nova at Green Valley Apartments consists of studio, 1- and 2-bedroom apartments averaging 860 square feet. The upscale interiors feature stainless steel appliances, quartz countertops, wood plank-style flooring, smart lock keyless entry, smart thermostats, side-by-side refrigerators with ice makers, full-sized washers and dryers, 9' and 10' ceilings, walk-in closets, and private patios or balconies. Building amenities include a 24-hour fitness center, a saltwater resort-style swimming pool, spa, fire pit, and sundeck, outdoor grill stations, a gaming room, theater, gourmet demonstration kitchen, lounge, gourmet coffee bar and concierge package system.

The property will also be highly energy efficient, with sustainable elements including rooftop photovoltaic solar panels, solar thermal assist hot water heating, electric vehicle charging stations, LED light fixtures, low emissivity (low-E) windows and Energy Star-certified appliances. The photovoltaic and solar thermal systems are designed to offset common area electric usage and costs and reduce water heating usage and costs, respectively.

Sentinel has been active in the Northern California market throughout its 53-year history and currently owns 5 properties in the area. Sentinel Managing Director, Keith Lucas, will speak at the Green Building Council of Australia’s (GBCA) upcoming Insights into Build to Rent 2022 webinar. He will discuss the growth of Build to Rent in Australia over the past two years and share some insights from Sentinel’s Australian projects.

The webinar will take place on Monday, 12th December 2022 at 12:30pm AEDT, which is Sunday, 11th December at 8:30pm EST.

About the Event

The Build to Rent sector is going through unprecedented growth in Australia with a huge number of projects underway or in the pipeline. With supply chain shortages, higher inflation and rising interest rates, many think the sector will continue to see booming investment. This new housing class in Australia is also focused on providing high quality, purpose designed and built rental stock, creating an additional housing choice at a time of rental crisis. But what are the sustainability opportunities in this sector? What lessons are already emerging and what can this mean for future planning?

Attendees at the GBCA webinar will hear insights on these topics from a range of experts and be able to learn from some of the latest developments in Australia.

The GBCA was established in 2002 to develop a sustainable property industry in Australia and drive the adoption of green building practices through market-based solutions.

Artist Ross Potter hosts an open house in his studio at Element 27 for residents and members of the community.

Sentinel has recently welcomed local Perth artist Ross Potter to its Element 27 Build to Rent development in Subiaco (Perth) for a six-month residency.

This residency marks the second instalment of Element 27's ongoing arts program, which aims to celebrate local artists and makers, while engaging the precinct's residents and wider community.

Ross' artwork highlights environmental preservation in Western Australia and animals native to the land, with well-known works including the life-size sketch of Perth Zoo's iconic elephant Tricia for Fremantle Arts Centre. Since his first solo exhibition in 2011, Ross has worked as a full-time artist with various residencies across the state, including the prestigious Cossack Art Award in 2019 and at Fremantle Arts Centre in 2020.

As a part of his residency, Ross has already run a number of interactive drawing workshops for Element 27 residents and members of the local community, as well as a special open studio night to provide residents with more insight into his latest series of works.

"It's fantastic to be a part of Element 27's public art program and have Sentinel's support," said the artist. "I'm looking forward to completing a number of new artworks during my residency and continuing to engage with residents and the local community in the process."

During his time at Element 27, Ross is creating a series of works reflecting on his recent journey to Barrow Island, which is located off the Pilbara coast in Western Australia. These large-scale graphite drawings will depict some of the remote island's unique landscape and rare fauna, including the Perentie.

"Ross is a very talented artist and we're delighted to support his work by hosting him in residency at Element 27, as part of the precinct's broader community arts program," said Keith Lucas, Managing Director of Sentinel in Australia.

"We’re proud to collaborate with members of Perth's local arts community and are committed to supporting initiatives that enhance social and cultural connections within and around our vibrant apartment communities."

The first instalment of Element 27's community arts program launched earlier this year in May, featuring a large artwork projection on the façade of an apartment building, titled "Porcelain: Changing Views". Created by local Perth artist Sohan Ariel Hayes, residents and the local community were invited to view the captivating projection installation at an evening event. The artwork was inspired by the cultural contributions of the Australian Fine China factory in Subiaco, which previously operated on the site of Element 27 for 85 years.

The first two phases of Element 27 are both open and fully operational, with the first phase 100 per cent leased and the second phase approaching fully leased status since opening in early 2022. Read more about our Australian Build to Rent Projects.
