Phase 2 of Sentinel's Element 27 Build to Rent apartment community in Subiaco (Perth), Western Australia, has successfully achieved a 5 Star Green Star Design & As Built v1.3 certified rating from the Green Building Council of Australia.

The 5 Star Green Star certified rating represents Australian Excellence, demonstrating that the project has achieved a high standard of design and efficiency in construction, and verifying the environmental and social outcomes Sentinel set out to achieve.

Founded by the Green Building Council of Australia in 2003, Green Star is an internationally recognised rating system developed for the Australian environment that sets the standard for healthy, resilient, positive buildings and places.

Keith Lucas, Managing Director of Sentinel in Australia, said "We're committed to delivering high quality and sustainable Built to Rent communities in Australia that prioritise environmental performance and provide our residents with an opportunity to live greener. Having these commitments recognised by the Green Building Council of Australia is key to showcasing our focus on bringing more sustainable housing choices to the market."

Key sustainability features at Element 27 include electric car charging stations, a 30kW photovoltaic system for common area energy usage, a rainwater and grey-water recycling system, specialty waste streams, access to a centralised geothermal system, energy-efficient appliances and a leading 8-star NatHERS rating.

In 2021, Phase 1 of Element 27 also achieved its status as the first Carbon Neutral Certified apartment building in Australia, following Sentinel’s close work with the Green Building Council of Australia (GBCA), Climate Active and Stantec's Sustainability team to pioneer a certification methodology for the Build to Rent model that acknowledges the sector’s unique potential for ongoing energy leadership in the residential sector.

Artist Ross Potter hosts an open house in his studio at Element 27 for residents and members of the community.

Sentinel has recently welcomed local Perth artist Ross Potter to its Element 27 Build to Rent development in Subiaco (Perth) for a six-month residency.

This residency marks the second instalment of Element 27's ongoing arts program, which aims to celebrate local artists and makers, while engaging the precinct's residents and wider community.

Ross' artwork highlights environmental preservation in Western Australia and animals native to the land, with well-known works including the life-size sketch of Perth Zoo's iconic elephant Tricia for Fremantle Arts Centre. Since his first solo exhibition in 2011, Ross has worked as a full-time artist with various residencies across the state, including the prestigious Cossack Art Award in 2019 and at Fremantle Arts Centre in 2020.

As a part of his residency, Ross has already run a number of interactive drawing workshops for Element 27 residents and members of the local community, as well as a special open studio night to provide residents with more insight into his latest series of works.

"It's fantastic to be a part of Element 27's public art program and have Sentinel's support," said the artist. "I'm looking forward to completing a number of new artworks during my residency and continuing to engage with residents and the local community in the process."

During his time at Element 27, Ross is creating a series of works reflecting on his recent journey to Barrow Island, which is located off the Pilbara coast in Western Australia. These large-scale graphite drawings will depict some of the remote island's unique landscape and rare fauna, including the Perentie.

"Ross is a very talented artist and we're delighted to support his work by hosting him in residency at Element 27, as part of the precinct's broader community arts program," said Keith Lucas, Managing Director of Sentinel in Australia.

"We’re proud to collaborate with members of Perth's local arts community and are committed to supporting initiatives that enhance social and cultural connections within and around our vibrant apartment communities."

The first instalment of Element 27's community arts program launched earlier this year in May, featuring a large artwork projection on the façade of an apartment building, titled "Porcelain: Changing Views". Created by local Perth artist Sohan Ariel Hayes, residents and the local community were invited to view the captivating projection installation at an evening event. The artwork was inspired by the cultural contributions of the Australian Fine China factory in Subiaco, which previously operated on the site of Element 27 for 85 years.

The first two phases of Element 27 are both open and fully operational, with the first phase 100 per cent leased and the second phase approaching fully leased status since opening in early 2022. Read more about our Australian Build to Rent Projects.

Sentinel's Element 27 Build to Rent apartment community in Subiaco (Perth), Western Australia, has successfully achieved carbon neutral certification for a second consecutive year under the Climate Active Carbon Neutral Standard for Buildings.

In 2021, Element 27 officially achieved its status as the first Carbon Neutral Certified apartment building in Australia, following Sentinel's close work with the Green Building Council of Australia (GBCA), Climate Active and Stantec's Sustainability team to pioneer a certification methodology for the Build to Rent model that acknowledges the sector's unique potential for ongoing energy leadership in the residential sector.

In line with the carbon neutral recertification milestone, Western Australia's Hon. Reece Whitby MLA, Minister for Environment; Climate Action discussed with the Sentinel team how its Build to Rent model and industry-leading sustainability strategies can pave the way for future residential developments in the state.

"We encourage West Australians to embrace innovative ways of sustainable living, to reduce our carbon footprint," said Minister Whitby.

"It's great to see Sentinel's commitment to smart housing choices, and we'd love to see more developers taking up greener solutions in the future."

To achieve carbon neutral recertification, Element 27 has maintained numerous sustainable operations throughout the past year, targeting enhanced water and energy conservation, reduced greenhouse gas emissions and utilising Australian-based carbon credits.

Key sustainability features at Element 27 include electric car charging stations, a 30kW photovoltaic system for common area energy usage, a rainwater and grey-water recycling system, specialty waste streams, access to a centralised geothermal system, energy efficient appliances, occupancy sensors, an embedded metering network and a leading 8-star NatHERS rating.

Sentinel currently has more than 1,300 Build to Rent units under various stages of development throughout Australia. This includes The Briscoe, a 172-unit apartment building in Melbourne which is scheduled for completion in March 2023 and similarly designed to achieve carbon neutral certification.

Element 27 Outdoor Art Event

Recently Phase 2 of Sentinel’s flagship project in Australia, Element 27 in Subiaco, opened and to celebrate the expansion of the community Sentinel has launched an arts program highlighting the area’s rich heritage and vibrant community.

The first installment of the art series, called “Porcelain: Changing Views”, was an artwork projection installation on Element 27’s façade and was on display the evenings of May third and fourth. Element 27 residents and the local community were able to enjoy the captivating projection art, created by local Perth artist Sohan Ariel Hayes. The projection occurred on permanent decorative screens on the building façade, which were created by Freemantle-based artist Anne Neil.

The projection artwork themes were selected to evoke the cultural contributions of the Australian Fine China factory, which operated on the site for 85 years, producing china and porcelain. The art speaks to the processes of moulding, firing and decorating porcelain objects, and the final three-part projection display represents form, fire and brush. It was accompanied by a soundscape of music written specifically for the event by the composers Thea Rossen and Jared Yapp, and performed live by Adlib Collective.

"It is important to us that we contribute meaningfully to the communities we are a part of, which is why we are so pleased to celebrate the opening of Phase 2 Element 27 with this performance," said Michael Streicker, President of Sentinel Real Estate Corporation. "As well as sharing the inspiration of the precinct’s history with the wider community, the art piece speaks to the heart of our Build to Rent concept – community building and a positive sense of place for our residents."

Beyond community events like the art performance, residents at both phases of Element 27 have access to a variety of amenities, such as luxurious pools with cabanas and sundecks, rooftop lounges with native landscaping and panoramic views, grilling stations, media/social rooms with coffee bars and a state-of-the-art fitness centre and movement studio. Apartment options include studio, one-, two- and three-bedroom apartments that feature premium appliance packages, spacious patios and balconies, floor to ceiling windows, and thoughtfully designed interior spaces, in the leafy and well-connected Subiaco area. Phase 1 of Element 27 was the first certified carbon neutral apartment building in Australia and Phase 2 has similar goals of sustainability.

"Build to Rent is quickly growing in popularity amongst Australians who are attracted to the strong sense of community, premium rental experience, sustainable design and abundant amenities the model can offer," said Mr. Streicker. "We have already had strong leasing activity for Phase 2 of Element 27, with more than a third of the units already leased in the short time since completion."

With the completion of Phase 2, Sentinel is moving forward to its final phase of the Element 27 Build to Rent development. Phase 3 will be a 16,061 square metre, five storey residential apartment building, comprised of 91 new apartments, with studio, one-, two- and three-bedroom options.

Over 550 square metres of communal open space will be created, including a large resident garden on the Ground Floor and 225 square metres of landscaped amenities on the rooftop, which will also feature a pool deck. The project’s design continues the development’s unique building approach to sustainability, with the building targeting an 8-Star NatHERS rating.

Sentinel Real Estate has announced two exciting new appointments to its Australian team, Anthony Cuzzupi and Owen Altham. The extensive expertise in construction and development from both new appointments will support the delivery of Sentinel’s anticipated $1 billion Australian development pipeline in the coming years.

In Melbourne, Anthony Cuzzupi joins Sentinel as Project Director, managing the development of Sentinel’s projects in the Eastern States from inception through approval, construction, and delivery. Previously Cuzzupi managed his own property consultancy practice and served as Project Director for JW Land and Senior Development Manager for Urban Regeneration at Lendlease in Melbourne.

Sentinel’s new Development Manager based in Perth, Owen Altham will be playing a key role in the development of Sentinel’s upcoming Build to Rent tower in Scarborough as well as the delivery of Phases II and III of Sentinel’s flagship Australian Build to Rent project, Element 27, in Subiaco, WA. As a former Project Manager at APP Corporation Pty Ltd, Altham formerly consulted for Sentinel and is uniquely familiar with both the company’s projects and the local Perth market.

The bolstering of Sentinel’s existing Australia-based team follows Keith Lucas’ promotion to Managing Director and relocation to Australia from New York in 2020.

Sentinel Real Estate is proud to announce that our flagship Australian Build to Rent project, Element 27, has become the first Carbon Neutral Certified apartment building in Australia under the Climate Active Carbon Neutral Standard for Buildings.

The industry-first achievement comes after Sentinel and Stantec’s sustainability team worked with the Green Building Council of Australia (GBCA) and Climate Active to shape a certification methodology for Green Star Performance that’s applicable to the Build to Rent model.

Element 27 was successfully registered for the first-of-its-kind certification in April this year, with final certification occurring on June 29th 2021.

Located in Subiaco, Western Australia, Element 27 was designed to incorporate environmental strategies aimed at water and energy conservation, reduction in greenhouse gas emissions and minimal maintenance and waste through the use of durable products.

Key sustainability features in the 93-unit building include electric car charging stations, energy efficient appliances, a 30kW photovoltaic system for common area energy use and an 8-star NatHERS rating. Specialty waste streams, access to a centralised geothermal system, a rainwater and grey-water recycling system, occupancy sensors and an embedded metering network also support high sustainability standards.

Michael Streicker, President of Sentinel said: “Driving progressive sustainable outcomes is at the core of our projects. Following a productive and considered process with Climate Active and the Green Building Council of Australia, it is rewarding to see Element 27, Australia’s first purpose-built Build to Rent project, successfully certified as the first Carbon Neutral Certified project of its kind as well.

“There is a unique opportunity with the Build to Rent model – our continued role in management of the building following design and construction means it is possible to track, benchmark and publish residential environmental performance in ways that differ from the traditional residential strata model. We have a continued responsibility and can ensure the building performs to high sustainability standards once occupied.

“We are also seeing a strong trend towards environmentally sustainable investments within the investor community, so it is natural we aim for outcomes such as creating Carbon Neutral buildings and embed this in our institutional management strategy.”

The Climate Active Carbon Neutral Standard for Buildings was established through collaboration between the Australian Government Department of Industry, Science, Energy and Resources, the GBCA and NABERS. To achieve eligibility and certification, several operational factors including stabilisation, greenhouse gas emissions, waste from operations, refrigerant impacts and transport emissions are assessed. The GBCA provides Climate Active with validation of projects for certification through industry recognised pathways such as Green Star – Performance v1.2.

Davina Rooney, Chief Executive Officer of the GBCA said: “We congratulate Sentinel for their leadership in setting the standard for the residential market with a net zero rating from Climate Active for their Element 27 development, using Green Star – Performance. The residential sector is responsible for over 50 per cent of Australia’s building-related emissions and the Build to Rent sector has an opportunity to set clear leading goals in this space by bringing investor drivers to the residential market.”

Element 27 was the first purpose-built institutional Build to Rent community in Australia, with the first phase operational and fully tenanted since April 2019. It is the only Build to Rent property currently active in Western Australia.

The second phase of the project is approaching practical completion and expected to open by September 2021. Construction of the third phase of the project is expected to begin in Q3 2021.

We’re excited to announce that Sentinel has received Development Approval for Lot 204, the final stage (Phase 3) of our flagship Australian Build to Rent project, Element 27, in Subiaco, Western Australia.

Element 27 was the first purpose-built institutional Build to Rent community in Australia and is the only Build to Rent property currently active in Western Australia. Upon completion of Phases 2 and 3, Element 27 will comprise a total of 264 rental dwellings in the Perth community.

Lot 204 will be a 16,061 square metre, five storey residential apartment building that seamlessly melds with the neighbouring streetscape. Designed by local architecture practice, Hillam Architects, the façade design is inspired of the site’s rich history as a porcelain works factory with a vertical rigid grid, reflecting the process of stacking pottery into a kiln.

The premium Build to Rent project will comprise of 91 apartments, with studio, one-, two- and three-bedroom options. We will also create over 550 square metres of communal open space, including a large resident’s garden on the Ground Floor and 225 square metres of landscaped amenities on the rooftop, featuring a luxurious pool deck. Additionally, an internal natural light-filled garden courtyard will be a green, urban retreat for residents.

We’ve taken a unique, whole building approach to sustainability within the project’s design. Plans include a 60kw solar plant in the building, a rainwater recapture system, building consumption monitoring, enhanced waste-management streams, a greywater recycling plant, solar shading and deep soil zones. We will also target an 8-Star NatHERS rating.

“The first phase of Element 27 has been operational for over a year now; and we’ve had a fantastic response from residents regarding the premium design, variety of amenities and the building management provisions that our Build to Rent model offers.

“Lot 204 will reflect the same level of quality living already delivered in earlier stages of Element 27 and will increase Perth’s housing stock at a critical time, with record low vacancy rates in the residential market,” said Mr. Streicker.

Other amenities at Lot 204 include a business centre, an enhanced onsite management and leasing facility, 113 car parking spaces, EV charging stations, motorcycle/scooter bays, dedicated bicycle storage and a concierge system for deliveries to residents.

Lot 204 is located in walking distance to a variety of landscaped public open spaces and forms the culmination of the district’s ‘green spine’. The picnic and recreational facilities of Subiaco Common are easily accessible via a well-developed network of pedestrian footpaths. The development also overlooks a park, playground and lake, and is only a short walk from the Subiaco train station.

Construction of Lot 204 is expected to begin in June 2021. In combination with current works in progress on Lot 207, the development will create an average of 108 full-time jobs for local workers each year.
